Piccadilly Grand at Northumberland Road, District 8 is the most anticipated development of 2022.

About Piccadilly Grand
The site was launched by Urban Redevelopment Authority (URA) on 27 Oct 2020 and the developer’s tender was closed on 27th April 2021. The launch attracted quite a fair amount of bids; 10 different ventures altogether. This gives some indications of the potential popularity of the site from the developers’ views due to its prime city fringe location. The winning bid of $445.88m came from CDL and MCL Land joint venture; two prominent companies in the local real estate development scene.
The site area is about 94,000 sq ft and the maximum permissible gross floor area is 394,809.47 sq ft. This works out to be $1129 / sq ft for the developers.
DBS provided the 4.5-year green loan financing package for the development. This will secure Building Construction Authority (BCA) Green Mark GoldPLUS certifications and will be within CDL’s Sustainable Finance Framework. The units in the development could potentially be installed with energy-efficient green features such as 5-ticks air conditioning systems and LED lighting, as well as a Pneumatic Waste Conveyance System.
Farrer Park station which sits on the North East Line (Purple Line), is literally at Piccadilly Grand doorstep. Farrer Park MRT station Exit E is within the site area of Piccadilly Grand and is directly 2 stops away from Dhoby Ghaut MRT interchange which also connects with the North South Line and the Circle Line. Within walking distance from Piccadilly Grand, there is a host of shopping malls, restaurants, and great eateries for residences’ enjoyment and entertainment. Healthcare is also easily accessible with Farrer Park Hospital, KK Women’s and Children’s Hospital, and Health City Novena all within easy reach.
It is only a few minutes drive or four station stops away from Orchard Road if you fancy shopping there. Similarly, it is with the same number of stops to Central Business District (Raffles Place) if you work in the financial district. - 2 stops away is Dhoby Ghaut interchange which is a mega interchange. It has two additional lines (Circle and North-South) to other parts of Singapore. You can reach Orchard station in another 2 stops from here with the North-South (NS) line. if you work in the financial district, you will be able to take the NS line in the opposite direction to reach Central Business District CBD in 2 stops. One more stop later, you will be able to reach the Marina Bay station. By changing over to take the Circle (CC) Line, you will reach the beautiful bayfront area and ultimately Marina Bay station too.
- One-stop away is Little India MRT station where you can soak in the culture of this historic india district.
- 3 stops away is Clark Quay station. This is a popular watering hole for locals and ex-pats. There are also several international restaurants and eateries to dine with family members and friends.
- 4 stops away is Chinatown station. This is a cultural and historical area where you can learn more about Chinese rich culture and enjoy some flavourful local food. Bonus to this, this station is also connected with the Downtown line.
- 5 stops away is Outram Park station. This is where you can hop onto the East-West (EW) Line. The EW line is the pan-island line to travel to the Eastern and/or Western parts of Singapore. This is also the line to bring you to one of the world’s top airports: Changi Airport and the beautiful Chinese and Japanese Gardens.
- Traveling to the end of the NE Line is HarbourFront which is where Vivo City, Singapore’s biggest shopping mall, is located. Here is also the gateway to sunny Sentosa Island if you want to visit the island for its many attractions (Universal Studios, SEA Aquarium, Skyline Luge, Butterfly Park and Insect Kingdom amongst the many). The other end of the NE Line lead to Punggol which boasts places of interest such as the Punggol Waterway, Coney Island Park, and a bit of Singapore history during World War 2 amongst others.

There are a few parks and gardens around Piccadilly Grand to check them out for your walks or family gatherings. Each of them has its own unique features and attractiveness.
Mount Emily Park
One of the smaller and less well-known parks in Singapore and about 5 minutes walk from Piccadilly Grand. The park is a serene and peaceful park although it is a bit hilly and will keep your heart rate up. It is also very well-maintained and clean. There is a children’s playground for the kids to enjoy.
Slightly further but less than 2km from Piccadilly Grand are two bigger parks: Fort Canning Park and Kallang Riverside Park, both of which are popular parks with the locals and tourists alike.
Fort Canning Park
Fort Canning Park sits on top of the hill that used to be called Government Hill, Singapore Hill or more ominously Bukit Larangan (Forbidden Hill in Malay). The place has a rich history from as early as the 14th century. Kings and rulers resided in grand palaces which used to be located there, Sir Stamford Raffles and other British Governors also have their residents there and finally, the surrender of Singapore by the British to the Japanese also occurred there..
Today the hill is a brighter and cheery place. It boasts nine historical gardens: the Pancur Larangan, Artisan’s Garden, Sang Nila Utama Garden, Jubilee Park (Phase 1), Raffles Garden, First Botanic Garden, Farquhar Garden, Spice Garden, and Armenian Street Park.

· A 9-pound cannon
· A 2.5km easy walking trail
· Battlebox Singapore which used to be called Headquarters Malaya Command Operations Bunker
· Jubilee Park Playground
Fort Canning Reservoir: supplies water to the nearby CBD area. Unfortunately the reservoir is not open to the public.
Fort Canning Park is also a popular venue for celebratory events like concerts, theatre productions, and festivals such as Shakespeare in the Park, Ballet Under the Stars, and Films at the Fort. Weddings, parties, and gatherings are also regularly being held.
Kallang Riverside Park
Kallang Riverside Park is located near the place where Kallang River flows into Kallang Basin. It is located on both sides of the Kallang River.
Kallang River is a popular area for sports enthusiasts. Besides the usual joggers and bikers, dragon boat teams and canoeists often visit the place for their training and competition. There is also a café where you can catch these sportsmen in action.
Come September to March. you will have the pleasure to catch sight of migratory birds from the Northern hemisphere make their way here to escape the cold.

KK Women’s and Children’s Hospital
KK Women’s and Children’s Hospital is slightly further but also less than 1km away. This is a reputable public hospital specializing in taking care of women and children.
KK Women’s and Children’s Hospital is one of the oldest hospitals in Singapore since its founding in 1858. It has built its reputation in fields such as Obstetrics, Gynaecology, Paediatrics, and Neonatology. Today, it has 830-bed and a team of about 500 specialists to manage high-risk conditions in women and children. The approach by the nursing team is one that is compassionate and multi-disciplinary, with the use of the latest medical innovations and technology to deliver results.
Being an Academic Medical Centre, KKH invests resources in world-class clinical training and research to raise the standard of healthcare in the hospital and Singapore. It is a teaching school for Yong Loo Lin School of Medicine and Lee Kong Chian School of Medicine and runs the largest specialist training program for Obstetrics and Gynaecology and Paediatrics in Singapore. Health City Novena
Less than 2km away is where the much-anticipated Health City Novena is being constructed. It will become Singapore’s biggest healthcare complex by 2030. Health City Novena is located in the Novena area and the health hub will have several partners like Tan Tock Seng Hospital, HCA Hospice Care, Dover Park Hospice, Ren Ci Hospital, the National Skin Centre, and the National Neuroscience Institute supporting each other to look provide comprehensive healthcare for the Singapore residents in the central of Singapore.
The Lee Kong Chian School of Medicine which grooms doctors for our future is the latest addition to the dynamic healthcare community as the health hub looks to support medical education and translational research.
